LAWS / PUBLIC ACTS

CIOA - Common Interest Ownership ACT passed by the Connecticut legislature on June 3, 1983, effective on passage as to conversion principles and effective January 1, 1984 as to the remainder of the Act , became the first state law in the United States to unify and modernize the law of common interest communities. This Act covers in a uniform manner the law of condominiums, real estate cooperatives, planned unit developments, and reciprocal easement regimes.

Connecticut Revised Nonstock Corporation Act - This act is applicable as most associations are corporations.

Public Act No. 14-215: Amendments to the Common Interest Ownership Act

 

Public Act No. 14-84: An Act Concerning an Optional Method of Foreclosure


Public Act No.  06-23: An Act Concerning Training for Members of Associations of Common Interest Communities. The executive board of each association of a common interest community, or an officer designated by the executive board, shall encourage each member of such association, including the officers and members of the executive board, and any managing agent of such association or person providing association management services to such association, to attend, when available, a basic education program concerning the purpose and operation of common interest communities and associations, and the rights and responsibilities of unit owners, associations and executive board officers and members.

 

Legislative Reviews:

Legislative Review 2019 - 

The 2019 Legislative Session ended on June 5, 2019.  Despite being largely distracted by tolls, recreational marijuana, and the state’s budget, the Connecticut General Assembly adopted three bills that were largely influenced by the efforts of our Legislative Action Committee.  

 

Legislative Review 2018 - 

The 2018 Legislative Session concluded on May 9, Although we had attempted to advance additional tweaks to the manager licensing law, we are pleased that the provision regarding the fidelity bond made it through this year.  

 

Legislative Review 2017 - 

We are pleased to note that SB 814: AN ACT ESTABLISHING A PILOT PROGRAM WITHIN THE PROBATE COURT SYSTEM FOR THE MEDIATION OF CONDOMINIUM-RELATED DISPUTES has died.  

 

Legislative Review 2016

Well it happened again…  Our 2016 attempt to get an Animal Control bill passed was snatched away. 

 Legislative Review 2015 -

not less than two-thirds consent; each board member’s vote must be recorded; the decision must be documented; and the secretary must give notice of any action taken to all unit owners.
